253 Coward Street is to set a new precedent in Mascot for both its architecture and commercial offering, becoming the first building in the precinct with soft edges and integrated planting. The design by internationally recognised architects FJC Studio, takes advantage of its corner location, utilising dual entries into the site to draw in external population into the ground floor F&B and retail tenancies.

The retail areas will look to provide amenity for the workers and should attract others in the surrounding area to visit, aiming to create a new ‘destination’ in Mascot. The commercial spaces will include outdoor terraces with lush green spaces and planting which will be visible from the street to contrast against a glazed façade. The design has been developed to create a building which manages its own common amenities including parking, end-of-trip facilities, external terraces, and common areas in general.
